LOT SURVEY
Lot surveys are performed on a subdivision lot. The parcels are generally smaller in size and in residential areas or cities. Lot corners are marked with a bar and identification cap, or if an existing monument is already there and in the correct location.
A drawing with improvements to the property shown can be prepared if requested.
Stakes can be requested to be set along the sidelines of the parcel as an additional service.

CERTIFIED BOUNDARY SURVEY
Certified surveys are performed on parcels of any size, ranging from less than an acre to hundreds of acres. Certified surveys are prepared in accordance with Public Act 132 of 1970.
Each boundary corner is marked with a 1/2” diameter by 18” long re-bar with plastic caps with the surveyor ID number or an existing monument if in the correct location. Additional options for boundary markers are available and can be requested.
A drawing of the boundary as surveyed is prepared and recorded at the county register of deeds for public record.
Stakes can be requested to be set along the sidelines of the parcel as an additional service.

PROPERTY LINE ADJUSTMENTS
A property line adjustment is a boundary or lot survey with the intention of adjusting a line between existing parcels.
A survey drawing will be prepared, new legal descriptions will be written and all parcel corners will be marked. Stakes along the sidelines can be set if requested.
Always check with the controlling jurisdiction before beginning work to ensure what you want to do meets with their standards and requirements. We can assist with verifying requirements with the local jurisdiction if requested.

LAND DIVISIONS
A land division is a boundary or lot survey with the intention of creating a new parcel. Our service helps property owners divide their land in accordance with the Michigan Land Division Act (Public Act 288 of 1967).
Proper planning is essential in ensuring that all divisions are executed to meet state and local regulations.
Always check with the controlling jurisdiction before beginning work to ensure what you want to do meets with their standards and requirements. We can assist with verifying requirements with the local jurisdiction if requested.

ALTA/NSPS Survey
We provide ALTA/NSPS Surveys that comply with the current rigorous standards of the American Land Title Association and the National Society of Professional Surveyors
These surveys are critical for commercial transactions and high-value property acquisitions in Michigan, ensuring all legal and structural details are accurately documented.
These surveys can be highly detailed as determined by Table A, which will need to be filled out prior to starting the survey. Typical ALTA/NSPS Surveys will show all the boundary survey data, and also include all easements, buildings, parking, drives, visible utilities, and other features based on the Table "A" items requested. Topography can also be obtained and shown if requested.
Client provided titlework is required for these surveys.

Mortgage inspections
Mortgage Inspections or Mortgage reports are generally ordered by a lender on residential parcels when there is a purchase or a new construction. A mortgage report is not a survey, although they are done by surveyors. They are a report intended to identify possible encroachments onto an adjoiner, or adjoiner's improvements onto the subject parcel.
No property corners are monumented, but a drawing of the report is prepared but not recorded.

Easement Survey Exhibits
Legal descriptions and exhibits for driveways, ingress-egress, or other easements can be prepared. It is important to note that an easement survey does not create an easement.
