A Property Line Adjustment survey is used to legally modify the boundary lines between two or more adjoining parcels of land without creating new parcels. This process allows property owners to reconfigure lot lines to better suit land use needs, resolve encroachments, or correct boundary issues—often without the complexity of a full land division.

What’s Included in a Property Line Adjustment Survey?

  • Boundary Survey of Affected Parcels: A detailed survey of the parcels involved to confirm existing boundary lines, identify existing monuments, and gather necessary data for the adjustment.

  • Updated Legal Descriptions: Preparation of new legal descriptions reflecting the revised boundaries, suitable for use in deeds and for recording with the local jurisdiction and county Register of Deeds.

  • Property Line Adjustment Drawing: A clear, scaled certified survey drawing showing both existing and proposed boundary lines, parcel dimensions, and any relevant site features. The drawing is prepared in accordance with Public Act 132 of 1970 and is recorded with the county Register of Deeds, making it part of the official public record.

  • Coordination with Local Authorities: Assistance with review and approval by the local township or city, which may require compliance with zoning ordinances or approval from planning commissions, depending on local regulations.

Additional Services Available:

  • Sideline Staking: Markers or stakes can be set along the new boundary lines to clearly identify the adjusted property lines.

  • Improvement Location Mapping: At the client's request, existing improvements such as buildings, fences, and driveways can be shown on the drawing to demonstrate their relationship to the adjusted boundaries.
